
Rental Policy
K-Fastigheter´s Rental Policy
Below are the conditions that must be met to become a tenant with us.
- The household must have a good ability to pay the rent for the apartment. Generally, this means:
- At least one person listed on the lease must have permanent employment (exceptions apply for student apartments).
- The total annual income of the person(s) listed on the lease must correspond to at least two years’ rent before tax.
- The person(s) listed on the lease must have no payment remarks (credit defaults).
- No negative remarks from the current landlord or housing cooperative regarding rent payment or disturbances/misconduct* within the last two years if such issues resulted in a formal warning or were sent to a debt collection agency.
- Priority is given to tenants with no remarks or only minor incidents from their previous landlord or housing cooperative during the last two years.
- The number of residents in the household must be appropriate for the apartment’s size and design. Our apartments, common areas, and maintenance plans are based on a certain number of residents. A larger number of residents increases wear and maintenance costs. Therefore, we apply the following limits:

- For our smoke- and pet-free rental properties, the household must be non-smoking and have no pets**.
- Priority is given to tenants who are both smoke- and pet-free.
- For our student apartments, the tenant must be a student both at the time of signing the lease and throughout the rental period (this is checked regularly). Additionally, the tenant must have at least 15 months of study remaining at the time of moving in.
- We prioritize applicants who can move in as soon as possible after the apartment becomes available.
- Existing tenants at K-Fastigheter are given priority. We also consider how long an application has been active, with older applications receiving higher priority.
- However, we reserve the right to choose the tenant based on a comprehensive assessment of the applicant’s financial capability and overall suitability as a tenant, based on the criteria listed above. K-Fastigheter actively works to prevent all forms of discrimination.
